Financialissues aside, I had the similar dilemma, between iPhone 11 Pro 256GB vs iPhone 12 128GB. I went with the 12. Better camera (night mode on all cameras), better battery life, 5G future proofness (plan on keeping this phone 5 years), and an extra year of software support won me over.

Onthe 13 Pro, so far the battery has been very good. I can tell it is slightly worse than my 12 Pro Max, my 12PM could get 10-11hr SOT, while my 13P can get around 9-10hr SOT for my use case. It is still very good considering the 13P has 20% smaller battery.
Formy productivity use case, the screen on the 12.9 does not make that much of a difference, and the portability of the Air / Pro 11 and Mini 6 are more important. My 12.9 was just sitting on my desk- too big to take notes in meetings, and not able to fully replace my MBA M1 for productivity uses.
Waitand get 12 Pro. Easily wait if you can. All other areas I can vouch for but not the cameras. I don't think cameras will be much of an improvement from Note 10 Pro. Prob will, at least from leaks from a few twitter accounts specialising in tech and Xiaomi, iirc they have a better sensor. Leaks are mostly just rumours and better sensor not
Iwent from having both the 11 & 12.9, to returning the 12.9 and keeping the 11 and now I just sold the 11 and bought a 12.9. Both are really great. I used to be a heavy advocate for the 11 until I found myself using my iPad on a desk. Desk use lead me to connecting a Bluetooth mouse and so on & so forth. Now I own the 12.9.
